Procurement fails in predictable places — a budget set before anyone counted the rooms, a lead time nobody checked, a container that arrived before the drywall. This process exists to catch those.

Scope & budget
We start with room count, brand tier, scope and target date. If there's a PIP, we read it. If there's a designer, we talk to them. You get a line-item budget before a single purchase order is issued — because a number you can take to a lender is worth more than an accurate invoice eight months later.

Spec & source
Every line gets matched to real, quotable product with a real lead time attached. Where a decision is genuinely yours — a finish, a fabric grade, a price tier — we present the options and the per-key difference rather than choosing quietly. Samples where samples matter.

Order & track
Purchase orders issued, deposits managed, production tracked against the schedule we built in step one. When a vendor slips — and on a project this size one will — you hear it from us the week it happens, with the options that are still open. Late news is what turns a manageable delay into an expensive one.

Deliver & install
Freight consolidated, product received and inspected against the PO, stored if the site isn't ready, then delivered and installed room by room. Debris removed. Punch list walked with you, documented and closed before we call it finished.

What this doesn't include
We don't do construction.
We buy, ship and install what goes inside the building. Demolition, framing, MEP, drywall, paint and flooring installation belong to your general contractor. We coordinate with them closely — our delivery schedule is built around their build program — but the trade line is worth being clear about before anyone assumes otherwise.
